Project Background

The Blue Rose Ballroom & Bistro is transforming Fairfield’s historic 1910 Armory into a 4,000+ sq ft luxury event venue featuring rustic charm, 20‑foot ceilings, a full stage, and a commercial kitchen. Designed to host 700–900 guests, the space will support weddings, concerts, and community events for years to come.

As construction progressed, the owners needed a flooring system that could withstand commercial kitchen demands, heavy foot traffic, and daily cleaning — all while protecting the integrity of the century‑old structure. Concrete PolyFix was selected to install durable, seamless polyaspartic coatings across more than 3,000 sq ft of operational space. The entire project was completed in just seven days, keeping the renovation timeline on track.

Project Goals

Scope of Work

Main Level – Commercial Kitchen

Concrete PolyFix installed a full polyaspartic system on:

  • Kitchen floors
  • Walls up to 4 ft in most areas
  • Walls up to 6 ft in high‑splash zones

This vertical application creates a durable, easy‑to‑sanitize “bathtub effect,” ideal for commercial kitchens where spills, moisture, and constant cleaning are part of daily operations.

Basement Level

The basement serves as a key support area for storage and prep. Our team coated:

  • All basement floors
  • Baseboards
  • Walls up to 4 ft

This ensures a continuous, protective surface that stands up to equipment movement, cleaning cycles, and long‑term use.

Challenges

To ensure maximum adhesion, durability, and longevity, Concrete PolyFix followed a meticulous multi‑step process:

  1. Deep Cleaning & Surface Prep Mechanical grinding and thorough cleaning removed debris, contaminants, and construction dust. Moisture and substrate checks ensured proper bonding.
  2. Joint & Crack Sealing All control joints, cracks, and seams were sealed to create a smooth, continuous surface.
  3. Baseboard Installation Integrated coated baseboards were installed to create a seamless transition from floor to wall.
  4. Basecoat Application A high‑build polyaspartic basecoat was applied to anchor the system.
  5. Three Layers of Decorative Flakes The floor received three full broadcast layers of flakes for enhanced texture, durability, and visual consistency.
  6. Topcoat Application A clear polyaspartic topcoat sealed the system, delivering UV stability, chemical resistance, and long‑term protection.
